Abro Management, a well-established property management company, is seeking a dedicated and experienced Property Manager to oversee a diverse portfolio of residential and commercial properties in New York City. With properties primarily located in Queens, Brooklyn, and Manhattan, the role requires someone with strong knowledge of NYC-specific property management laws and regulations, including HPD, DHCR, and NYC Dept of Finance requirements. This is a full-time, office-based position in Floral Park, Long Island. The ideal candidate will reside in Nassau County or nearby, with a focus on efficiency, tenant satisfaction, and seamless property operations.

Responsibilities:
As a Property Manager at Abro Management, you will be responsible for ensuring smooth operations of a variety of properties across NYC. Your day-to-day responsibilities will include, but are not limited to:

  • Payments & Finance Management:
    • Oversee payments due to the NYC Department of Finance (excluding taxes), ensuring all payments are timely and accurate.
    • Liaise with accounting departments to reconcile any discrepancies in property-related finances.
  • Lease Management:
    • Process and run lease applications for residential apartments and garage spots.
    • Draft, review, and execute leases and lease addendums, ensuring compliance with DHCR regulations and city laws.
    • Manage lease renewals and follow-up on any lease-related inquiries or issues.
  • Tenant Relations & Complaints:
    • Act as the primary point of contact for tenants regarding maintenance requests, lease matters, and complaints.
    • Ensure tenant complaints are resolved promptly and in compliance with legal requirements.
    • Handle any court stipulations related to tenants, including legal notices and settlements.
  • Property Maintenance & Work Orders:
    • Manage work orders for repairs and maintenance across properties, ensuring timely follow-up and resolution.
    • Oversee exterminating services for properties, ensuring that all pest control measures are handled swiftly and effectively.
    • Maintain relationships with contractors, vendors, and service providers to ensure high-quality service.
  • Title Reports & Legal Compliance:
    • Review and manage Title Reports for properties, ensuring all documents are accurate and up-to-date.
    • Ensure compliance with city regulations and handle any required inspections or documentation.
  • Administrative Duties:
    • Maintain accurate and up-to-date records of leases, tenant communications, payments, and other property-related documentation.
    • Ensure all property-related tasks and legal requirements are completed on time and in full compliance with NYC laws and regulations.
    • Prepare reports for senior management regarding property performance, tenant issues, and maintenance activities.

Requirements:
To be successful in this role, candidates should possess the following qualifications:

  • Experience:
    • Proven experience in property management, particularly with NYC residential and commercial properties.
    • Strong understanding of local property management laws, including HPD, DHCR, NYC Dept of Finance, and tenant rights.
    • Experience managing multiple properties and handling various administrative and tenant-facing tasks.
  • Skills:
    • Excellent organizational and time-management skills, with the ability to juggle multiple responsibilities and deadlines.
    • Strong communication skills, with the ability to resolve conflicts and manage tenant relations professionally.
    • Detail-oriented, with a proactive approach to problem-solving and ensuring properties are managed efficiently.
  • Location & Availability:
    • Must reside in Nassau County, with a preference for candidates living in Queens, Brooklyn, or Manhattan.
    • Ability to work full-time, 100% in-office in Floral Park, Long Island. This role is not remote.
  • Additional:
    • Strong familiarity with property management software and tools is a plus.
    • A reliable and professional demeanor, with the ability to work independently and as part of a team.
